EXTENSION OF TIME FOR PAYMENT

Though I am not in a position to meet my obligations at the moment due to the impeding marriage of my daughter next month’ yet I promise to clear all debts a month after the next’ that is’ in April. REASONS FOR REFUSING REPAIRS

Dear Sir’

I regret to inform you that it is quite impossible to think of any repairs to the premises occupied by you in the near future. During the last two years the major part of the rent has been eaten up by repairs and renovations of one kind or the other so much so that the property has been a great drain on my sources of revenue and income. While I do not wish to be unreasonable’ I am forced to refuse your request.

With reference to your letter dated—-‘ I beg to inform you that you cannot raise the rent under the Rent Control Act. Please’ therefore’ note that I am not going to pay you at the enhanced rate. You are’ however’ free to take the matter to a competent Court for judgment. Rent from next month will be sent to you by M.O. or deposited in Court.

I will not ask you again to reduce rent’ although you charged me a high rent at very start of my tenancy. At that time I did not mind it because of my flourishing business which has since met with an adverse fate. Yet I must insist on urgent repairs. I will withhold payment of rent till you have made the building worthy of human habitation and commensurate with the rent you are charging.

REFUSAL TO REDUCE RENT

Dear Sir’

I am surprised to note that you are persistently asking for reduction in rent as also for renovations and repairs. I regret to say that neither of the two demands id possible of fulfillment in the near future. Your rent was fixed when houses were many and tenants few. Since then you know everything has gone up—- wages’ prices’ or expenses on building material etc. —- but I am charging you the same rent as you paid ten years back. Therefore’ I request you to undertake all the repairs yourself. Also think in terms of increasing the rent in accordance with the rise in the cost of building material.

NEGITIVE REPLY

Dear Sir’

I am in receipt of your threatening letter. I am already charging you much less rent than even the Municipal Corporation charges me by way of House Taxi for the premises occupied by you. Therefore’ I do not think that I can be persuaded to reduce the rent. But if you want to seek reduction through the Rent Control Act’ I will not stand in your way.

POSITIVE REPLY

Dear Sir’

I have a great regard for you as a good tenant. Bearing in mind the good relations we are having and continue to have’ I reduce the rent from Rs. 850/- a month to Rs. 750/- with effect from March 1993. But the fact of this reduction must be kept private so as not to disturb other tenants. I hope you will appreciate my offer.
